This comes as a cottage in Leitrim was on sale for the low price of €95,000 - but came with a big catch.

The stunning house located in Carrigallen in Leitrim is an absolute bargain, coming with over 14 acres of land.

The cottage has a gorgeous laneway entrance and all the fields are divided into small parcels.

There is only one small catch - the toilet is outside so prospective owners will need to prepare for some plumbing work to get an indoor bathroom up and running.

The house is featured on the popular Instagram page CheapIrishHouses which joked they weren't sure if the tractor, parked out the front in pictures, came with the cottage.

Maggie Molloy, who runs Cheap Irish Houses and presents the RTE show of the same name, said: "Before you ask.. no, I don’t know if the tractor is included in the sale.

"I can tell you what is included with this one though.. 14.45 acres of land, a cottage with electricity connected, a private spring well, stone outbuildings, an outside toilet & a waste treatment system!

Meanwhile, househunters spotted another Irish cottage in "excellent condition" on the market for just €80,000.

The stunning two-bed property located in Lanesborough in Roscommon boasts an impressive two bedrooms and bathroom and sits on 0.37 acres of land.

The detached bungalow, which is just two kilometres from the picturesque village of Ballyleague, will go up for online auction on April 7.

Earlier this month, Crazy House Prices podcast host Ciaran Mulqueen said he was so desperate to get on the property ladder that he began to think outside the box.

He revealed how he dropped a “nice letter” through the seller's letter box in a bid to stand out from other buyers.

He told the Irish Sun: “We started looking for our home four years ago and even then, I was shocked at the prices, and thought I would start an Instagram page to highlight the madness.”

Ciaran warned buyers need to be very lucky and it could be a very sensitive issue for some people.

He advised home hunters to write a letter explaining their situation.
